Tree beauty YCHDThe City of Gastonia has several locally zoned historic districts designated as such for their unique architecture and character, lot layout, development pattern, and historic significance. Within these districts, the Historic District Commission reviews alteration, restoration, construction, relocation, or demolition of properties based on the Unified Development Ordinance and Historic District Design Review Guidelines. A Certificate of Appropriateness is required for these activities prior to receiving a building permit.

Historic districts are established by the City Council for the purpose of protecting and conserving the heritage and history of the neighborhood and the City of Gastonia.  Gastonia historic districts are distinctive areas.  They are places of singular historical flavor characterized by the streets, buildings, trees, architectural design, and landscape features. The districts are also a legacy, linking present and future generations with their heritage and providing diversity vital to the City’s future quality of life.

The historic district overlay district is to maintain property values and encourage compatible reinvestment in the historic neighborhoods in Gastonia. It is not the intention of the historic districts to require the restoration of individual or original buildings or to impose architectural styles from particular historic periods.  When considering building alterations or new construction, the Historic District Commission encourages architectural design which is harmonious with the character of the historic district in which it is located.

Historic district zoning can help to improve property values by stabilizing and enhancing the neighborhood's character, and it benefits property owners by protecting them from inappropriate changes by other owners that might destroy the special qualities of the neighborhood. Unlike landmark designations, local historic district designation has no effect on local property taxes for property owners within the designated district.
